Property Specifics - Existing self storage properties with NLA of 3,000+ square metres
- Industrial properties with existing NLA of 3,000 – 6,000 square metres
- High clearance buildings with additional “floor space ratio” preferred

Location

- Metropolitan areas of Sydney, Melbourne, and Brisbane
- High visibility (located along major arterial road)
- Easy access


High Barriers To Entry - In-fill locations
- Zoning restrictions

Limited Competition - Square metres per person in a 3-km radius
- Total facilities in a 3-km radius

Strong Supporting Demographics - Population of at least 50,000 people in 3-km radius
- Population growth forecast
- Income levels with the ability to withstand rental increases
